Description
Project Description: The project includes the following work: The University of Washington, Medical Center Northwest Hospital – Roof Replacement Project is located at 1550 N 115th Street Main Hospital, Seattle, WA 98133. The work of this project is limited to the B-wing roof areas as indicated on the Project Drawings. The goal of this project is to replace the aged and degraded roof membrane.
The work of this project includes but is not limited to the following:
- Demolition of the existing roof assembly down to the existing wood structure and installation of a new roof assembly, including parapet extensions as required to accommodate the increased insulation thickness. Demolition work includes abatement of existing hazardous materials as defined in the projects “Hazardous/Regulated Materials Survey Reports (good Faith Survey)” which is located in Appendix C of the Project Manual.
- Improving roof drainage by adding tapered insulation to provide positive slope to drains and replacing existing single drains with combination drains with overflow.
- Installation of infill framing and roofing assembly at unused roof curbs, skylights and clearstory windows.
- Installation of new electronic water-leak detection system.

Mandatory Pre-Bid Site Meeting: The Project site is available for inspection by prospective bidders at a mandatory pre-bid site meeting and walk-through. All prospective bidders must attend one of the following meetings:
- 2 p.m. on April 15, 2026, meet at the UWMC NW A-Wing Main Entrance, Level 1 Coffee Shop.
- 2:30 p.m. on April 21, 2026, meet at the UWMC NW A-Wing Main Entrance, Level 1 Coffee Shop.
- Final pre-bid site meeting will be at 9 a.m on April 23, 2026, meet at the UWMC NW A-Wing Main Entrance, Level 1 Coffee Shop.
Please note the site is an active construction site. PPE including safety boots are required for this walkthrough.
These will be the only opportunities for bidders to visit the Project site. Bids received from bidders who did not attend one of the mandatory pre-bid site meetings will not be considered.
